Real Estate Listing Software
In real estate everything starts with location. The user looks at the map rather than the search box; they draw the area they care about and narrow the results from there. The infrastructure was built on that behaviour: coordinate-based search, category-specific fields and an office-and-agent hierarchy.

How Is a Property Listing Site Designed?
In real estate listing software everything starts with location. The square metres, the number of rooms and the price of a flat all matter, but the first question a buyer asks is where it is. That is why on a property listing site the map comes before the search box: the user draws the area they are interested in, sets a radius and narrows the results within it. Infrastructure that stores location only as city-and-district text cannot meet this behaviour.
The second decisive matter is two different flows living on the same platform. A for-sale listing and a to-let listing do not share the same fields: a rental asks about the deposit, service charge, tenancy length and whether it is furnished, while a sale brings the deed status, mortgage eligibility and estate service charge to the fore. Because field templates are defined per category, the user only sees the relevant questions.
The third is the seller structure. In real estate most of those posting listings are not individuals but professionals: offices, agents and developers. That is why an account hierarchy is needed — the office sits on top, agents work under it and the portfolio is reported at office level. In PazaryeriSoft, role and permission management supports this hierarchy out of the box.
Which Property Types Does It Cover?
All four run on the same infrastructure; what changes is the fields asked and the buyer's decision process.
Residential — For Sale and To Let
The busiest category. Number of rooms, gross and net square metres, floor, heating type and building age are the core filters; deposit and service charge fields are added for rentals.
Commercial and Office
Intended use, floor plan, parking and management costs come to the fore. Because the buyer is a business, the offer and viewing flow works differently from residential.
Land and Fields
Fields such as zoning status, block-and-parcel details, floor area ratio and road frontage are decisive. Drawing boundaries on the map is the most used feature in this category.
Developments and New Builds
A separate showcase for developers and branded schemes. With block, unit type and completion date fields, several units are managed under a single listing.
Modules That Come Ready for a Property Portal
Search on the Map
The user draws the area they are interested in on the map or sets a radius; results are filtered within that boundary. This is where a property search begins.
Category-Bound Field Templates
Residential asks for number of rooms and floor, land asks for zoning status and parcel. You define which fields open in which category from the admin panel.
Office and Agent Hierarchy
The office account sits on top and agents work under it. The portfolio is reported at both agent and office level, and permissions are separated by role.
Photos, Video and Floor Plans
Multiple photos, a floor plan drawing and a video tour are added to the same listing. In real estate, image quality directly affects the number of enquiries.
Viewing Requests and Appointments
The buyer leaves a viewing request on the listing; the agent approves it against their own calendar. Requests are collected on the portfolio screen.
Showcase and Promotion Packages
Packages such as featured listings, bump-to-top and an urgent badge are defined; this is the main revenue line of property portals.
Bulk Portfolio Upload
Offices transfer their portfolios in bulk via XML or Excel; updates run automatically with a scheduled import.
Listing Moderation and Duplicate Checking
The same property being published by several agents is common in real estate; duplicate records can be flagged and merged.
Buyer Requests and Messaging
The buyer saves the criteria they are looking for as a request; when a matching new listing goes live a notification goes out and reaches the agent too.
How Does a Listing Go Live?
Five steps from the agent marking the location to the performance report.
The location is marked on the map
The agent sets the listing's location on the map. If they wish they can hide the exact address and show an approximate area; the location data still works correctly in search.
Category-specific fields are filled in
The form changes depending on whether residential or land is chosen. Fields such as number of rooms, square metres, heating and zoning status are collected as selectable values and turn directly into filters.
Photos, floor plan and video are added
Photos are ordered and a cover is chosen; the floor plan and video tour go into the same gallery. A publication rule can be defined for listings missing images.
It passes through moderation
Depending on your rule set the listing goes live directly or lands in an editor's queue. Duplicate checking and missing-information validation run at this step.
It goes live and performance is tracked
The agent sees the listing's views, favourites and viewing requests. The decision to buy a showcase or promotion slot is made from this screen.
